Research the property’s ownership and deed type to include all parties on the listing agreement and in the sale of the property. Research the property’s public record information for lot size, homes SF and selling features, current property taxes, determine if there are any outstanding liens, HOA or public assessments on the property, and encroachments on the lot line, HOA dues, club private memberships, and school zoning for listing accuracy.

A Realtor's® Compensation
Realtors® work for compensation. There are two sides to a real estate transaction and each party works for compensation. The Broker's fees and compensation are not set by law and are fully negotiable. The compensation is between the broker and their client(s), the seller or buyer. A listing agreement defines the guidelines of the property listing when hiring an Agent/Broker to represent you in the sale of a real estate transaction. A listing agreement determines the compensation paid by the Seller to the Selling Agent/Broker and if the Seller will pay the Buyer Agent/Co Broker compensation and under what terms. As of August 17, 2024 a Seller has the option to pay the Co-Broker (Buying Agent) fee or the Buyer may pay the Buying Agent fee instead. If a Seller opts out of paying the Buyer Agent/Broker a compensation than the Buyer must pay the Buyer Agent compensation under the terms of the Buyer Compensation Agreement. It is possible the Buyer may choose to negotiate the cost of the Buyer Agent compensation into their purchase price offer lowering the amount they are willing to offer to purchase a home.
